The five-stage process

Property Review

We collect the basic property information and review neighborhood, building suitability, bedroom count, condition, existing listing, access, and owner goals. Properties that are not operationally or legally suitable should not be forced into the portfolio.

Scope & Management Agreement

We define the management scope, 20% fee structure, owner-paid expenses, authorization limits, coordination or procurement charges, personal-use process, payment flow, reporting, and termination terms.

Property Onboarding & Setup

Access, inventory, condition, supplies, internet, locks, vendors, cleaner workflows, emergency contacts, photography, listing content, and operational standards are prepared. Existing listings are evaluated rather than blindly replaced.

Listing, Pricing & Launch

Listings and calendars are connected to the operating system, rates and stay rules are established, guest messaging is configured, and the property begins accepting or continuing reservations under the agreed strategy.

Ongoing Management & Optimization

We manage guest communication, turnovers, tasks, maintenance coordination, supplies, inspections, reviews, pricing oversight, owner updates, and recurring performance review. Operating problems become inputs for improvement.

    Information needed to confirm suitability, access, and operating restrictions.

    Appropriate co-host, platform, calendar, or professional management permissions.

    Furniture, appliances, linens, supplies, internet, locks, and maintenance history.
